Job Title: Union L10 Mobile Engineer

Job Description Summary: This position supports the Sr. Facilities Manager in the day-to-day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client. The Engineer will accurately perform timely routine operation, inspection, maintenance, and repairs of all HVAC, mechanical, electrical, and plumbing equipment and systems in assigned facilities to obtain the most efficient operating results and life expectancy. This may include HVAC, boiler, heating, refrigeration, water, and energy systems to ensure the effective operation of the client facility. This is a non-supervisory, hourly, non-exempt role.

Responsibilities

• Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems, equipment, and components.
• Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned client buildings.
• Perform major HVAC repairs including compressor replacement, condenser replacement, evaporator coil replacement, condenser coil replacement, etc.
• Perform major plumbing replacements including domestic water piping, steam trap repairs, sewage line repairs, bathroom fixture repairs, etc.
• Perform electrical repairs including running and bending conduit piping, pulling cables, performing electrical panel maintenance, electric motor maintenance, and predictive maintenance using a megger on said motors and compressors.
• Perform assigned facility inspections and due diligence efforts, reporting on as-found conditions impacting satisfactory client occupancy and operations.
• Respond effectively to all emergencies. May require light travel during emergency events.
• Operate, maintain, and repair boilers, heaters, pumps, valves, and lines used in the distribution of steam and heated or processed water.
• Operate, maintain, and repair refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, and all refrigerant lines and devices used to control temperature and air conditioning systems.
• Operate, maintain, and repair pumps handling water or other secondary refrigerating liquids together with all valves, appurtenances, and lines used in the system.
• Operate, maintain, and repair air compressors, together with distribution lines and all valves and devices for air control.
• Operate, maintain, and repair water filters, softeners, piping, and pumps used in conjunction with water distribution, including all sinks and toilet bowls, supply lines, drains, water lines, control devices, and sprinkler systems.
• Operate, maintain, and repair all types of electrical motors and engines used to power pumps, compressors, and fans.
• Maintain elevators except where this type of equipment is serviced and maintained by specialized contractors.
• Operate, maintain, and repair building automation systems for HVAC, including consoles, data gathering panels, remote sensors, and indicating devices.
• Operate, maintain, and repair sanitary sewer systems, and sump pumps including basins, water closets, urinals, and piping.
• Maintain and repair trash compactors, including electrical and hydraulic systems.
• Maintain and repair all kitchen equipment excluding tenant-owned equipment.
• Maintain stock and inventory control.
• Recommend improvements to the preventive maintenance program on an ongoing basis and ensure the management team is informed of current building operations by compiling and submitting monthly reports.
• Study and become familiar with equipment at assigned client locations, including building automation systems, fire/life safety systems, and other building-related equipment as needed; recommend improvements to the preventive maintenance program on an ongoing basis.
• Recognize danger and safety hazards and propose methods to eliminate them or use the correct PPE when performing tasks.

Qualifications and Requirements

• Education: A High School Diploma or GED is required. Apprentice program or trade school preferred.
• Years of Relevant Experience: Minimum of four (4) years of technical experience in building engineering with strong HVAC, plumbing, electrical, and repair background.
• Licenses or Certifications: Valid state driver’s license; appropriate trade license/permit per location; Universal certification for CFC and HFC-based refrigerants (EPA Section 608).
• Knowledge, Skills & Abilities: Experience in operation, maintenance, and basic repair of HVAC, boilers, pumps, refrigerant systems, and related equipment; knowledge of energy management systems; strong interpersonal skills; basic computing skills (Outlook, Excel, Word) and familiarity with conference tools.

Physical Work Requirements

Environment: Professional office or commercial building setting. May require travel between properties and work in varying weather conditions. Physical: Ability to perform substantial physical activity, including lifting up to 50 lbs, climbing, bending, and moving equipment. Vision and hearing abilities as specified to read materials and communicate effectively. PPE use as required.

Scheduling

Most schedules are typical business hours based on location. May be the only maintenance staff member on duty during shifts and may require extended periods without relief during priority/emergency situations. Some shifts may include on-call duties or overtime. Ability to support after-hours/weekends building-related activity as required and respond to client callbacks for repairs or emergencies. Scheduling may be first, second, or third shift depending on location.
