Lease Administration Specialist

We are building a new team to support this initiative through centralization of lease administration and subtenant property management functions within real estate. Lifting these responsibilities from local real estate teams across the company will allow them to focus on building new stores while we aim to develop a best-in-class real estate administration team. Position Type: Full-Time Starting Wage: $33.25 per hour Wage Increases: Year 2 - $34.75 | Year 3 - $36.25 | Year 4 - $37.75 Work Location: Dublin, OH This role is eligible to participate in ALDI's Hybrid Work Program, which allows remote work up to 2 days per week (i.e., work remotely up to 2 days per week; work in-office at least 3 days per week).

Duties and Responsibilities: Must be able to perform duties with or without reasonable accommodation.

  • Oversees rent schedules and monthly rent payment approvals for all leased Aldi locations.
  • Oversees CTI (CAM, taxes, and insurance) reconciliation process for all leased Aldi locations.
  • Oversees all incoming landlord communication including legal notices and actions or disseminate as appropriate.
  • Manages the abstracting process for all newly executed leases or subleases.
  • Serves as the point of contact for all sublease tenant obligations including utilities, accounts receivable, and maintenance requests.
  • Coordinates with 3rd party partners such as landlords, attorneys and property managers.
  • Oversees lease administration of new projects until transitioned to divisional teams.
  • Reviews and analyzes legal documentation commonly used in commercial real estate.
  • Assists direct leader in negotiating and executing initiatives such as lease negotiation, landlord approvals, lease renewals, amendments, extensions, etc.
  • Assists with implementation and rollout of large-scale projects.
  • Drives projects and tasks to completion through effective prioritization, time management, and collaboration.
  • Facilitates any changes to real estate processes and procedures.
  • Liaises with project teams and divisions to ensure timely and efficient communication flow.
  • Assists their direct leader with real estate tasks on an as needed basis.
  • Maintains accurate and consistent electronic files and documentation.
  • Collaborates with team members and communicates relevant information to direct leader.
  • Complies with ALDI privacy and security requirements and policies if job responsibilities include possible access to confidential and/or sensitive information.
  • Other duties as assigned.

Education and Experience:

  • Bachelor's Degree in Business Administration or a related field required.
  • A minimum of 3 years of relevant experience required.
  • Or, a combination of education and experience providing equivalent knowledge.
  • Knowledge of the commercial real estate industry, retail preferred.

Physical Requirements:

  • Work may be performed in an office, remote office or a combination of both where a computer and office equipment may be used as needed to perform duties.
  • Regularly required to sit, reach, grasp, stand and move from one area to another.
  • Constantly and repeatedly use keyboard/mouse.
  • Occasionally required to push, pull, bend, lift and move up to 25 lbs.

Travel:

  • Domestic travel required - Up to 10%.
