Dollar Tree Lease Administration
As part of Legal/Real Estate, support Dollar Tree and Family Dollar's existing and growing portfolio of stores and Real Estate Portfolio Management teams.
Principal Duties and Responsibilities:
- Process requests for estoppel certificates and SNDAs ensuring timely compliance with lease obligations.
- Review and finalize estoppels, SNDAs, and other documents for signature.
- Verify legitimacy of all requested vendor changes by reviewing supporting documentation to include deeds, assignments of leases and rents, management and/or operating agreements, and W-9s
- Maintain the integrity of the lease data in all relevant databases.
- Determine rent commencement dates for new locations. Track store opening, closing and possession dates. Ensure databases reflect current and accurate lease data.
- Respond to requests and correspondence from landlords, property managers and other external contacts on lease-related issues.
- Audit peer files and assist with training as requested.
- Partner with other departments in achieving company objectives and goals.
- Storage Negotiate contracts with Landlords and work with operations on the placement and retrieval of storage containers.
- Conduct research on lease-related issues upon request.
- Other projects as assigned
Minimum Requirements/Qualifications:
- 3 to 5 years of relevant experience
- Bachelor's degree (BA/BS/BFA) or five years of relevant experience
- Excellent computer skills, including Microsoft Word and Excel
- Experience with lease administration, preferably commercial or retail lease administration
- Independent, detail oriented self-starter
- Excellent oral and written communication skills
- Ability to negotiate, draft and edit legal documents using proper grammar and punctuation
- Strong time management skills with the ability to adapt and respond to changing conditions with a sense of urgency
- Ability to research and resolve lease related issues with a minimum of supervision
- Able to work under pressure while maintaining professionalism and diplomacy
- Ability to understand complex legal positions
- Must be able to negotiate, offer trades and alternatives, and understand the consequences of the positions they take and those proposed
Desired Qualifications:
- Prior lease administration auditing experience/ legal background preferred
- Paralegal Certificate preferred
