Lead Maintenance Technician

I have a client in the Nashville area that is looking for a Lead Maintenance Technician that is HVAC Certified. They would be the lead Tech for residential units and would oversee maintenance operations and ensure the properties remain in top condition. This is a leadership role requiring strong HVAC expertise, emergency availability, and general handyman skills. While this position is primarily focused on residential maintenance, occasional commercial property service requests may arise. Flexibility and the ability to adapt to different types of properties are important.

Key Responsibilities:

• Serve as the primary point of contact for all maintenance-related issues, including emergency calls (24/7 availability required).
• Lead and supervise a team of 2 maintenance staff, delegating and overseeing daily tasks.
• Diagnose, repair, and install HVAC systems, including troubleshooting issues and performing routine servicing.
• Ensure work orders are completed accurately and on time, maintaining communication with property management and tenants.
• Perform general maintenance and repairs including plumbing, electrical, painting, appliance repairs, and more.
• Keep detailed records of work performed and materials used

Requirements:

• HVAC License/Certification (required)
• 3+ years of maintenance experience, preferably in a multi-family housing environment
• Ability to lead a team and manage workflow efficiently
• Strong troubleshooting and problem-solving skills
• Reliable transportation and valid driver's license
• Ability to be on-call and respond to emergency situations promptly
• Excellent communication and organizational skills

Preferred Qualifications:

• Experience with property management systems or maintenance tracking software
