General Maintenance Technician

Maintenance Technician II

In a safe, efficient, and professional manner the Maintenance Technician II completes required PM's and repairs commercial and industrial facility equipment. The technician is an excellent communicator and has exceptional follow through capabilities. This position will be crossed trained and utilize a "flow to the work" concept. The technician will exhibit an ownership attitude.

Essential Duties & Responsibilities

Safety Compliance: Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc.

System Checks: Conducts regular "shift rounds" to check systems and equipment, identify issues, and document performance.

Maintenance & Repairs: Maintains, troubleshoots, and performs substantial equipment repairs, both independently and as part of the facilities maintenance team.

Inspections: Inspects and evaluates operating characteristics such as speeds, pressures, vacuum, and vibration; replaces expendable parts (belts, hoses, fluids, filters, etc.) as needed.

Preventative Maintenance: Performs preventative maintenance and diagnoses malfunctioning systems, including:

• HVAC equipment, fire life safety systems, plumbing, and electrical systems
• Transformers, motors, MCC panels/circuits, and variable frequency drives
• Dock equipment (overhead doors, dock levelers, dock locks, seals)
• Building and parking lot lighting, photoelectric eyes, emergency and exit lights, exterior 120V outlets

System Repairs: Repairs and rebuilds mechanical and electrical systems and components such as pumps, valves, and pneumatic solenoids. May also perform light carpentry, painting, and plumbing work.

Administrative Tasks: Handles administrative tasks including parts ordering, PO creation, vendor coordination, and participation in project meetings.

Documentation: Documents work in the CMMS, analyzes results, and recommends updates to preventive maintenance lists.

Communication: Communicates effectively with coworkers and customers, ensuring clarity on work requests, progress, and completion timelines.

Project Oversight: May oversee maintenance projects and complex equipment repairs, providing guidance to subcontractors.

Other Duties: Performs other duties as assigned by the Site Manager.

Qualifications

Business Experience: 4 years' experience and/or training including the application of mechanical, electrical, plumbing, carpentry skills/concepts required. An equivalent combination of training, education, and manufacturing maintenance experience is acceptable.

Licenses/Certs: Valid driver's license, Fork truck operator's license, JLG operator's license required.

Language Skills: Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form. Key elements include the ability to interpret safety rules, operating and maintenance instructions, and procedure manuals.

Ability to write routine reports and correspondence. Must have a working knowledge of MS WORD, be able to send/receive emails and manage an email box. Must be able to operate the work order system and maintenance-specific software such as Building Automation.

Ability to speak effectively before groups of customers and/or employees.

• Ability to use hand and small/large power tools
• Able to disassemble/reassemble fixtures, fans, pumps, HVAC equipment, and other building-related equipment
• Able to demonstrate general plumbing, electrical, and carpentry skills
• Able to demonstrate an understanding of building systems and operations including HVAC, plumbing, electrical, Life Safety Systems, and building envelope
• Able to competently operate a forklift, scissor lift, and aerial lift
• Ability to operate a personal computer, cell phone, and/or electronic tablet
• Able to function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high-quality standards. This may include taking the initiative to productively manage unexpected downtime, remaining productive while contributing to high-quality results
• May need to support non-customary schedules and weekend work
• Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry
• Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
