Assistant Superintendent With Multifamily Build Experience
Because of their continued growth, a design/builder in the Houston area seeks an Assistant Superintendent with multifamily build experience to join their team. Description
The Assistant Superintendent shall supervise all subcontractors, consultants, and vendors on a daily basis. This supervision shall ensure adequate manpower is available for each task and compliant work performed. This position shall be responsible for monitoring labor crews and security personnel. Must have excellent attention to detail and have the ability to adjust quickly as priorities change. Provide direction to and resolve problems amongst 40+ subcontractors and vendors. Carefully control labor hours and invoiced expenses.
Qualifications: 1-4 years of experience or a 4-year degree in Construction Management.
Skills Required for Assistant Superintendent:
- Ability to identify deficient work and provide resolution.
- Be able to read and understand plans.
- Physically lift up to 100 lbs.
- Have endurance and ability to visit entire job site, including stairs or other elevated structures.
- Interpersonal skills - Focuses on solving conflict, not blaming; maintains confidentiality; listens to others without interrupting; keeps emotions under control; remains open to others' ideas and tries new things.
- Oral communication - Speaks clearly and persuasively in positive or negative situations; listens and gets clarification; responds well to questions; demonstrates group presentation skills; participates in meetings.
- Written communication - Writes clearly and informatively; edits work for spelling and grammar; varies writing style to meet needs; presents numerical data effectively; able to read and interpret written information.
- Must be able to communicate well at all levels from labor crews to city officials and investors.
- Must be able to manage and update project schedules.
- Excellent organization and time management skills.
- Adaptability - Adapts to changes in the work environment; manages competing demands; able to deal with frequent change, delays, or unexpected events.
- Attendance/punctuality - Is consistently at work and on time; ensures work responsibilities are covered when absent; arrives at meetings and appointments on time.
- Dependability - Follows instructions, responds to management direction; takes responsibility for own actions; keeps commitments; commits to long hours of work when necessary to reach goals; completes tasks on time or notifies appropriate person with an alternate plan.
- Initiative - Volunteers readily; undertakes self-development activities; seeks increased responsibilities; takes independent actions and calculated risks; looks for and takes advantage of opportunities; asks for and offers help when needed.
Other qualifications:
- Must be able to travel to the jobsite(s) as assigned.
- Required Software: MS Office (Excel, Word, MS Project), ProCore
