Position Description:
Conduct estimating activities for Self-Perform Operations (SPO) concrete scopes of work on large or complex concrete and general trades projects, including preparation of estimates, value engineering, budget controls, alternative and comparative studies, constructability reviews and Target Value Design to develop complete, accurate, and well-supported estimates, bids and Guaranteed Maximum Price (GMP).
Essential Duties & Key Responsibilities:
•Perform complex estimating activities working in collaboration with Self Perform Operations (SPO) concrete and Preconstruction managers to throughout preconstruction phase launch process.
•Prepare detailed concrete estimate including completing quantity take-offs, analysis, estimate input, and studies for items incorporated in assigned scope.
•Develop thorough understanding of concrete estimating strategy for each SPO project and implement throughout preconstruction phase.
•Develop conceptual estimate and schematic level drawings to establish budget for self-performed concrete scopes of work.
•Identify key areas of scope to be developed in subsequent drawing rounds to limit risk to SPO for concrete activities.
•Generate labor productivity rates in coordination with historical data and project specific constraints.
•Develop and maintain vendor relationships in order to solicit competitive pricing.
•Develop thorough understanding of market conditions and impacts on concrete pricing, including material escalation and lead times.
•Identify design issues and project risks impacting SPO for concrete; generate solutions and collaborate with Preconstruction team to resolve.
•Analyze project schedules for sequencing risk and prepare labor loaded schedules based on estimated days.
•Define markups and labor rates based on project approach, backlog and level of risk.
•Prepare comparison analysis to previous estimates and develop clear and concise messages to explain variances for each project stakeholder.
